Should I repair, maintain or replace my water heater?
It depends on what the water heater is doing and how old it is.
| What’s happening | Usually the best next step |
|---|---|
| Working fine, but it hasn’t been serviced in a year or more | Maintenance: flush, inspect and test |
| No hot water or not enough, on a unit in good shape | Repair: often one part, like a thermostat, igniter or element |
| Rumbling or popping sounds | Maintenance: sediment has likely built up in the tank |
| Water pooling under the tank, or rust in the hot water | Replacement: a leaking tank can’t be repaired |
| Old unit with repeat repairs | Replacement: compare tank, tankless and heat pump options |
A service call is $89, and it is waived when you approve the repair. Estimates on replacement water heaters are free.
Which type of water heater is right for my home?
Most Bay Area homes have a gas tank water heater, but there are three main choices when it is time to replace one:
- Tank water heater. Stores heated water and is the simplest swap for an existing tank.
- Tankless water heater. Heats water as you use it, takes up less space and needs regular flushing to clear mineral scale. See tankless water heaters for standard and high-efficiency models.
- Heat pump water heater. An electric tank that moves heat from the surrounding air into the water instead of burning gas. It is one of the most efficient ways to heat water in our mild climate.
We look at your space, electrical panel and hot water use, then explain the options honestly. If you have a gas water heater, test your carbon monoxide detectors twice a year, and never ignore a gas smell: leave the home and call PG&E or 911.
Do I have to replace my gas water heater because of the new Bay Area rule?
No. A working water heater does not have to be replaced. As of November 2026, the Bay Area Air District’s Rule 9-6 sets a zero-NOx standard (NOx is a type of air pollution from burning gas) for new gas water heaters under 75,000 BTU/hr starting January 1, 2027. On November 4, 2026, the Air District Board is set to consider changes that would move that date to January 1, 2028 and add some exemptions. The rule applies only when a water heater is replaced. See the Air District’s building appliances page for the latest.
I highly recommend Upgrade Home Services. Victor is fair, knowledgable, affordable, and provides very professional customer support.

Water heater questions
Why is my water heater making a popping noise?
Popping or rumbling usually means sediment has built up at the bottom of the tank. Flushing the tank during maintenance often helps.
Can a leaking water heater be repaired?
A leak from a fitting or valve can often be fixed. A leak from the tank itself can’t, and the water heater needs to be replaced.
Do you work on tankless water heaters?
Yes. We maintain, repair and replace tankless water heaters, including flushing them to remove mineral scale.
