Water Heater Replacement in Milpitas, CA
The right replacement depends on your space, your electrical panel and how much hot water you use. A tank water heater is the simplest swap, tankless saves space and heats water on demand, and a heat pump water heater is the most efficient choice for our mild climate. Upgrade Home Services helps you compare all three, with free estimates.

Tank, tankless or heat pump: which water heater should replace mine?
Each type has its strengths. This table shows how they compare so you can start narrowing it down.
| Type | How it works | Good fit when | Things to know |
|---|---|---|---|
| Tank (gas or electric) | Heats and stores a tank of hot water | You want a simple, like-for-like swap | New gas models must meet Bay Area air rules (see below) |
| Tankless | Heats water only as you use it | Space is tight or you want a steady supply of hot water for back-to-back showers | Needs regular flushing to clear mineral scale |
| Heat pump | An electric tank that moves heat from the air into the water | You want lower energy use and an all-electric option | Needs room around it and a suitable electrical connection |
For a deeper look at the efficient electric option, see heat pump water heater installation.
How do I know it’s time to replace my water heater?
Replace it when the tank is leaking, or when an older unit keeps needing repairs. Tank water heaters often last around 8 to 12 years. Other signs include:
- Water pooling under or around the tank.
- Rusty or discolored hot water.
- Running out of hot water sooner than you used to.
- Loud rumbling or popping that flushing no longer fixes.
- Repair parts that are hard to find for an older model.
For a minor problem on a newer unit, like a failed igniter or thermostat, repair is usually the better value. We will tell you honestly which makes sense.
Do I have to switch away from gas?
Not if your water heater is working. You do not have to replace a working gas water heater. As of November 2026, the Bay Area Air District’s Rule 9-6 sets a zero-NOx standard (NOx is a type of air pollution from burning gas) for new gas water heaters under 75,000 BTU/hr starting January 1, 2027. On November 4, 2026, the Air District Board is set to consider changes that would move that date to January 1, 2028 and add exemptions for some low-income owners and homes with electrical or space limits. The rule applies only when a water heater is replaced, and the Air District notes that right now only electric appliances emit zero NOx. Read the details on the Air District’s building appliances page. If you are planning a replacement, we will explain what applies to your home.
What happens during a water heater replacement?
- Home visit and free estimate. We look at your current unit, the space, venting, gas or electrical connections, and how much hot water you use.
- A clear written quote. You see the price for the option you choose before any work begins.
- Permits. We handle the permit for you.
- Removal and installation. We remove the old unit, install the new one and update the connections to code.
- Testing. We fill the system, check for leaks, test the safety valves and confirm you have hot water before we leave.
What size water heater do I need?
The right size depends on how many people live in the home and how much hot water you use at once, like showers running while the dishwasher is on. Going too small means running out of hot water. Going too big wastes energy. We size the new unit for your household instead of just matching the old one.
We selected this company to replace our old AC system. … They were honest, very pleasant to work with and they did not try to upsell us anything we don’t actually need.

Water heater replacement questions
Can I replace my gas water heater with a heat pump water heater?
Usually, yes. We check the space around the unit, your electrical panel and how far the water heater is from the panel to make sure it fits your home.
Is tankless better than a tank water heater?
It depends. Tankless saves space and heats water on demand, but it needs regular flushing. A tank is a simpler swap. We will walk you through both.
Do you handle the permit?
Yes. We take care of the permit for your water heater replacement.
How much does a new water heater cost?
It depends on the type, size and what your space needs. Estimates are free, and you get a clear written quote before any work begins.
Should I repair or replace my water heater?
Repair usually makes sense for a single failed part on a newer unit. Replacement makes sense when the tank leaks or an older unit keeps needing repairs.
