HVAC Maintenance in Milpitas, CA

A heating and AC tune-up is a visit where a technician inspects, cleans and tests your furnace, air conditioner or heat pump so it runs safely and efficiently. Most systems need one tune-up a year: the AC in spring and the furnace in fall. Upgrade Home Services does both across Milpitas and the South Bay for $135 per system.

What’s included in a heating and AC tune-up?

Every tune-up covers an inspection, cleaning and a performance test. The details depend on the equipment.

Check the thermostat and air filterCheck the thermostat and air filter
Inspect and clean the coils as neededInspect the burners, igniter and flame sensor

If the technician finds a worn part, they explain it and give you the price before any repair. You decide whether to go ahead. For details on the cooling side, see AC tune-up.

How often should HVAC be serviced?

Once a year for each system. Service the AC in spring, before the hot weather, and the furnace in fall, before the first cold nights. A heat pump heats and cools, so it benefits from a visit before each season. Older systems may also benefit from an extra visit. Mini-splits need regular filter and coil cleaning too.

Is HVAC maintenance worth it?

For most homes, yes. Regular care helps your system:

  • Run more efficiently, which helps keep energy use in check.
  • Avoid breakdowns, because worn parts are found early.
  • Last longer.
  • Keep your home comfortable and the temperature steady.

We are happy to fix systems, but we would much rather help you avoid a repair in the first place.

What does the Comfort Club include?

The Comfort Club is our maintenance plan. It schedules your tune-ups for you and adds member benefits: priority service, 15% off repairs and a $49 diagnostic for Comfort Club members (the regular diagnostic is $89, waived with an approved repair).

  • Full plan: $18.95/month or $225/year. Two maintenance visits a year, for heating and cooling or a heat pump system.
  • Single System plan: $9.95/month or $115/year. One visit a year for one furnace or one AC.

Prefer to book one visit at a time? AC or furnace maintenance is $135.

What can I do between visits?

  • Replace the air filter every 1 to 3 months.
  • Keep about 2 feet clear around the outdoor unit.
  • Don’t close vents in unused rooms.
  • Test your carbon monoxide detectors twice a year.
  • Never ignore a gas smell. Leave the home and call PG&E or 911.

Your water heater needs care too. See water heater maintenance.

I highly recommend Upgrade Home Services. Victor is fair, knowledgable, affordable, and provides very professional customer support.

HVAC maintenance questions

How much does an HVAC tune-up cost?

AC or furnace maintenance is $135 per visit. Comfort Club plans start at $9.95/month and include your yearly visit.

Does a new system need maintenance?

Yes. Even a newer system benefits from a yearly check, and regular care helps it last.

Should I service my furnace and AC at different times?

It helps. Servicing the AC in spring and the furnace in fall means each one is checked right before it does its hardest work. The Comfort Club Full plan includes two visits a year for exactly this.
